One twin bedded room has a double fitted wardrobe and has the use of the Family bathroom that consists of a large shower, hand basin and WC.  Bedroom 2, also with twin beds and fitted wardrobes has an ensuite bathroom, again with a large shower, hand basin and WC.  This bedroom has patio doors leading out to a spacious sun terrace and garden with a South orientation, a built-in BBQ and ample space for a comfortable sofa and chairs.

The sizeable Master bedroom has a king-size bed and three fitted wardrobes.  The large ensuite Master bathroom has a walk-in shower, vanity unit with double hand basins, WC, and a separate large bath with an overhead shower. The patio doors lead out from the Master bedroom to the garden and the terrace by the pool.

The new modern well-designed kitchen is equipped with an induction hob, an eye-level oven, an oven also microwave, fridge/freezer, wine cooler, dishwasher, washing machine etc.

The property has Air conditioning throughout and ceiling fans in all bedrooms.  There is a fireplace in the lounge area with a wood burner insert and wall radiators.

The villa has undercover and gated parking to the side, a storage cupboard by the front door as well as an additional large cupboard on the roof terrace to store the terrace cushions, etc. All exterior doors and windows have been replaced with PVC including the front door and storage ones; all the terrace areas and staircases have been retiled.

Las Higueras 11

The first thing you notice when arriving at the villa is the attractive frontage and well-maintained gardens. Going up a few steps you reach the front door, to the left of which, outside, are the stairs to the roof terrace, which has lovely views across the Club, golf course, down to the Mar Menor in the distance.
To the right of the villa is the carport, thus giving you off-street parking for a car and golf buggy.
The whole property is extremely well-presented and well-decorated and has lovely marble floor tiles, which you notice as soon as you enter by the front door. In the hallway there is plenty of storage and there is aircon through-out the villa.
On the right of the hallway is the guest bathroom, with basin, radiator, shower and wc.
Next on the right is a double bedroom, with plenty of wardrobe storage and French doors opening out onto a small garden area to the front of the villa.
To the left is the large, fully equipped, modern kitchen, with plenty of work surfaces and a large hatch to the dining area.
From the hallway, down two steps, you enter the bright and airy dining and lounge area with wood-burning stove. The whole room is very attractively decorated.
On the right-hand side of the lounge/dining area, there is the master bedroom, with ample wardrobe storage and high ceiling with spotlights. French doors from here open out onto the terrace area.
